A Luxury Residential Neighborhood Is Being Built at the Salamander Resort

The famed luxury resort breaks ground on new residences in Middleburg.

Salamander Resort and Spa has been a luxurious spot for Northern Virginians and DC residents to escape, relax, and vacation for almost a decade now, and CEO and founder Sheila Johnson is just getting started. On July 19, Salamander broke ground on its latest project: Residences at Salamander.  

Johnson started the Residences at Salamander project in partnership with private equity firm South Street partners. The collection of 49 luxury homes is being built on Salamander’s 340-acre property in Middleburg. The for-sale homes are split into two neighborhoods. The 21 homes in the Stables neighborhood start at $2.7 million, and the 28 homes in the Vineyards neighborhood start at $3.6 million. Each home sits on 3,850 to 4,750 square feet of land, and they will all be within walking distance of Salamander Resort. Buyers will have access to full amenities at Salamander Resort and Spa, which include an equestrian center, indoor and outdoor pools, and member discounts on Salamander’s dining and spa.

Both neighborhoods are located on 200 acres of protected forest with a beautiful view of the property and a backdrop of the Blue Ridge Mountains. Like the neighborhood names suggest, Middleburg is nestled right in Northern Virginia’s wine and horse country. With 50 wineries, a variety of traditional horse farms, and many hiking- and biking-friendly trails located nearby, it is clear how Johnson fell in love with this property.   

This new phase of building has been long awaited, as Johnson has envisioned turning the edge of Middleburg into a top luxury living spot for years. Johnson, who is a renowned leader in business and founding partner of Black Entertainment Television, bought the property and moved to Middleburg from Washington DC with this plan. The Salamander Resort opened in 2013.  

The Residences at Salamander website highlights top events that homeowners there can partake in, including equestrian competitions, the annual Family Reunion food and wine festival presented by Kwame Onwuachi, and the Middleburg Film Festival, which was started by Johnson.  

The Residences at Salamander are expected to be built within two to three years, and the first phase is expected to be completed in the summer of 2023. You can find floor plans and pricing details on their website. Five homes have reportedly already been sold, but there are many more still to be claimed.
