On the Market: Inside Hedgeland Manor, a 215-Year-Old Estate in Waterford

This historic Waterford home provides rustic charm with modern luxuries.

Alexandria isn’t the only place in Northern Virginia where you can find historic homes. Make your way to Waterford and take a glimpse of Hedgeland Manor, a Georgian-style home that dates back to 1810. Originally owned by Colonel James Hamilton, Loudoun County’s first representative to the Virginia House of Burgesses, this estate has been restored and upgraded by its current owners.

Inside this 215-year-old home, you’ll see how the design combines historic charm with modern luxuries. The main house features preserved heart pine floors, plaster walls, millwork, and fireplaces — along with four bedrooms, five bathrooms, and nearly 4,400 square feet. The property at 40035 Hedgeland Ln. in Waterford is currently listed for $3.6 million.

There’s no better way to start your day than with a coffee in the sunroom. The expansive windows allow you to take in the views of the Blue Ridge Mountains, while the vaulted ceiling makes the room feel even bigger.

Make your way to the barn for even more living space – about 3,000 extra square feet to be exact. You can use the space for family gatherings or as a guest house. The detached structure features hardwood floors and wood beamed ceilings that add to the rustic, yet luxurious feel of the space.

The barn also features a full kitchen, bedroom, office space, and one-and-a-half bathrooms.

All of the buildings sit on more than 40 acres of land. If the three living spaces weren’t enough, the property also includes 250 acres of trails, a spring-fed pond, in-ground pool, hay fields, spring and smokehouses, and unmatched views of the Blue Ridge Mountains.

The home at 40035 Hedgeland Ln., Waterford is listed by Tim Murphy at RE/MAX Distinctive Real Estate, Inc.
