The Northern Virginia housing market saw year-over-year increases in home prices, sales volume, and inventory levels in March 2025, the Northern Virginia Association of Realtors found.
There were 1,980 homes on the market in March 2025 — a 63.6 percent increase from March 2024. There were more new listings in the month of March than in February. March saw 1,890 new listings join the market, compared to 1,207 new listings in the February report.
NVAR says that this growth marks a “meaningful step toward a more balanced market.” It says that an increase in listings is typical of a spring market and that there is “no significant data to indicate that it is being driven by changes in the federal workforce.”
Homes are taking slightly more time to sell, with an average of 18 days on the housing market. That’s a 12.5 percent increase from last March.
“While we’ve seen an increase in listings, it’s clear that the region is still catching up to demand,” said NVAR president Casey Menish, Pearson Smith Realty. “The good news is that more sellers are stepping forward, and buyers are beginning to have more choices, which helps create a healthier and more balanced marketplace.”
Prices have gone up slightly since last year, with an average sold price of $904,843. That’s up 8.3 percent from March 2024. The total dollar volume rose 10.5 percent year over year for a total of $1.08 billion.
“Price growth is a clear indicator that our area remains a highly desirable place to live. Even with evolving market conditions, buyers are showing strong confidence in the long-term value of homeownership here,” said NVAR CEO Ryan McLaughlin.
The total number of homes sold stayed relatively stable across the region. There were 1,202 homes sold in March 2025, up 0.9 percent year over year.
More locally, Fairfax City saw the largest year-over-year sale increase, at 47.4 percent. Sales in Falls Church dropped from this time last year, with a decrease of 52.9 percent. Arlington and Alexandria saw 2.8 and 1.2 percent decreases in home sales, while Fairfax County saw a 2.2 percent increase.
