$400M High-Rise Complex Will Transform Alexandria Metro Neighborhood

With their own TED Talk stage and the largest terrace in the region (3 acres), the luxury high-rises will also bring new shopping south of Duke Street.

By Meredith Lindemon October 15, 2021 at 9:32 am

In the contemporary Eisenhower neighborhood, Carlyle Crossing has opened one of its soon-to-be-many doors. Leasing has begun at Reese, the first in the luxury condo property duo, Dylan and Reese, which will be followed by the opening of Easton, a boutique apartment building, this winter.

The development is being spearheaded by real estate development and investment firm, Stonebridge, and will include plenty of retail spots anchored by an 84,000 gross square foot Wegmans. Carlyle Crossing is one of Stonebridge’s many development projects focused on utilizing transit systems integrated with office, retail, hotel, and residential spaces.

Altogether, this latest project consists of 1.7 million square feet of development space and more than 210,000 square feet of retail and restaurant space. Another part of this project that stands apart is a three-acre terrace, which is the largest of the kind in the region.

The development drew $400 million in capitalization and is estimated to be completed in the spring of 2022. The main draw of the project is the Eisenhower Metro Station south of Duke Street, which will bring new residents to the neighborhood with fitness centers, retail stores, and outdoor dining on an open plaza to become a public entertainment area.

The residential piece of the development, which is beginning to open for leasing this fall, sits north of the metro. There will be 703 units and plenty of parking below. The luxury condo itself is ten stories high with 134 units, a penthouse club, and roof deck. There is an additional Senior Living Tower, also ten stories, that includes 139 units, and the development is focused on healthy lifestyles for owners, renters, and seniors.

The apartments themselves are sleek and modern, with plenty of glass and open space, wood and tile. In addition to the three-acre terrace, Reese, the first building to open its doors, offers indoor and outdoor fitness centers, co-working spaces and conference rooms, a demonstration kitchen, and a TED Talk stage. The project as a whole brings the idea of community gathering into each facet of the development.
