Rivana Project at Innovation Center Metro Breaks Ground

The mixed-use development near Route 28 and the Dulles Toll Road includes retail, residential, and hotel space.

After several years of planning, the mixed-use Rivana project at the Innovation Center Metro station has broken ground. Developers and Loudoun County officials gathered Monday to kick off the construction of the project. 

The Rivana development will be situated on the border of Fairfax and Loudoun counties, at the meeting point of Route 28 and the Dulles Toll Road. Timberline Real Estate Partners and Origami Capital Partners LLC are leading the development.  

At full buildout, the project will span 103 acres and will include 3.5 million square feet of office space, 3,700 residential units, plus 500 hotel rooms. It will also encompass two public parks and a performing arts venue, according to the Loudoun County Economic Development’s website.  

The first phase will span about 2 million square feet. It features three multifamily buildings, a hotel, and 150,000 square feet of retail space, The Washington Business Journal reported. 

After that first phase, developers will roll out three additional buildouts in Loudoun County and one in Fairfax County. There are no details yet about the timeline of the development. But it’s expected to take decades to complete, WBJ reported.  

The project has been in the works for several years and has gone through several rebrands; it started out as Dulles World Center before being changed to The Hub. It was eventually was rebranded to Rivana.  

Loudoun County supervisors approved the rezoning of this project in May 2023.
