Another Loudoun County data center land sale is making headlines. A data center developer is offering Ashburn homeowners $4.4 million per acre, according to the website Data Center Dynamics (DCD).
The proposed 130-acre sale is in Ashburn’s Regency neighborhood, which is located off Waxpool Road and Ashburn Village Boulevard. The neighborhood of approximately 150 homes sits near several existing and planned data centers.
Plans show up to six data center buildings could be developed across the site. Regency’s homeowners’ association has set up an LLC affiliate for project negotiations, DCD reported.
DCD says the land will be leased by “one of the major U.S. cloud providers” that has “an existing major presence in the area, but those questioned have denied their involvement when asked for comment.”
However, a 2024 Reddit post by someone claiming to be a former resident said a data center developer had already approached the homeowners with a $4 million sale offer. But, the post said, every homeowner had to agree to the sale for it to proceed.
Loudoun County representatives reportedly told DCD that no applications to redevelop the Regency community have yet been submitted for consideration.
Loudoun County already has one of the largest concentrations of data centers in the world, and more than 100 additional data center projects are currently in the works, Virginia Business reported.
For example, George Washington University recently sold its Ashburn-based campus to Amazon Data Services for a reported $427 million. And late last year, NoVA businessman Chuck Kuhn’s company, JK Land Holdings, sold a parcel of land in Leesburg to a global data center investor for $615 million.
