Plans for the former site of Rosslyn’s Key Bridge Marriott are taking shape. A developer hopes to build approximately 1,775 residential units plus a 200-room hotel on the now-vacant property. Prior to its demolition last year, the Marriott hotel had fallen into disrepair and Arlington County had declared it a public nuisance.
The 5.5-acre site — now dubbed Potomac Overlook — is located at the intersection of North Fort Myer Drive and Langston Boulevard at the base of Key Bridge. In a release, DC-based Quadrangle Development Corporation said it filed a zoning application with Arlington County on December 22, 2025.
Quadrangle said its plan for the area includes “a network of green spaces, pathways, and view corridors leading to a sweeping panorama of the Potomac River, National Park Service land, the U.S. Capitol, and Georgetown, all woven between a series of thoughtfully spaced, tall slender buildings intended to maximize public view corridors.”
Potomac Overlook’s residential units will be housed in five buildings. Parking will be located underground “so that the project can provide the substantial publicly accessible open space, including bike and walking paths seamlessly connecting to both the multi-use Custis Trail and Gateway Park, as well as seating, landscaping and public art.”
