Old Town Waterfront Warehouse to Get Face-Lift and Become Cooper Mill

The space will house a small upscale market, a casual tavern, and a private event space with views of the Potomac River.

A historic waterfront warehouse in Alexandria’s Old Town is getting a makeover.

The warehouse — one of the last remaining — at 10 Duke St. will become Cooper Mill in honor of the mill at the site that used to make barrels for the Alexandria Flour Company. Currently, it’s the location of the Robinson Landing development.

It was also home to a mess hall and commissary for union troops, according to a news release.

The two-story, 6,400-square-foot space will house a small upscale market with goods from Landini Brothers in the back of the building, a casual tavern on the first floor, and a 3,200-square-foot private event space that can host 120 people upstairs.

“We are honored to be working together on what I think is the last ‘Gem’ on the waterfront,” Murray Bonitt said in the release.

His home building and remodeling company, Bonitt Builders, partnered with restaurateur Noe Landini for the rejuvenation and preservation project.

“This year marks 40 years I have been in business in Alexandria renovating old houses and buildings, and Noe’s family recently celebrated their 40th anniversary on King Street. I am thrilled to have Noe as a part owner and the operator of the space,” Bonitt said.

Landini called the partnership a “no-brainer.”

“An incredible building as it stands, but Murray shared his vision, and I simply couldn’t resist. … Taking a classic property, one that possesses charm and character and marrying it with a modern-day purpose, that’s the Bonitt way and I’m happy to be a part of it,” Landini said.

He noted that they’ve worked together before on some of Landini’s restaurants.

The project is slated to start some time in early spring and be ready in spring of 2024.
