Following unanimous approval, the Herndon Town Council has voted to launch a major development project that will see over a million square feet of new construction at the Herndon-Monroe Metro Station.
Three new buildings comprise the prospective 5-acre Parkview development, the finished product of which could be unveiled as a trio of new office structures or as a single office tower alongside two residential towers. The structures will replace what has been, since the 1980s, an office building and parking area.
A central pedestrian plaza is expected to connect the three buildings, which will each stand between 225 and 275 feet tall, as part of an emphasis on developing an area conducive to foot traffic. And regardless of which version — office or residential — comes to fruition, an estimated 10,000 to 12,500 square feet of retail space will be included.
Following the approval, Herndon Mayor Sheila Olem praised the project, according to FFX Now, expressing excitement that the development will enhance what the Town of Herndon hopes to be a transit-oriented lifestyle.
“You always put really high-quality facilities in,” Olem told the developers of Lerner Enterprises, which first proposed the plan in 2019, according to FFX Now.
In its application, Lerner Enterprises’ Parkview development in Herndon is described as a “distinctive employment center and residential neighborhood characterized by concentrated development that is vibrant, mixed use, transit-oriented and pedestrian friendly while also strengthening the Town of Herndon’s cultural fabric and sense of identity.”
Lerner Enterprises is also one of the developers contributing to the construction of Herndon Promenade.
