Aspiring winemakers in Northern Virginia have a new opportunity to purchase a fully operational vineyard. Carriage House Wineworks, a boutique winery in Waterford, is now on the market. The property at 40817 Browns Ln., Waterford, is currently listed for $1,990,000.
Carriage House Wineworks is currently owned by Mike and Gerri Fritze, who purchased the farm in 2016 and converted it into a winery. Several of its wines have won awards, including two silvers and a bronze in the 2026 San Francisco Chronicle Wine Competition.

The property itself spans nearly 14 acres, with views of nearby rolling hills and about 6 acres of mature vineyard. With this crop, the current owners produce about 500 cases of wine per year and sell about half of the fruit to customers.

The winery facilities include a 2,000-square-foot tasting room and a separate 700-square-foot production barn. It’s a turnkey operation that includes more than $400,000 in winemaking equipment, tractors, and a library of award-winning wines.

The estate also has three stone and concrete patios that provide outdoor seating for winery guests. And there’s a recently renovated event room inside the tasting room.
