This Northern Virginia Realtor’s ASMR-Style Videos Are a Hit on Social Media

Lisa Dubois is selling houses and making viewers laugh with a creative social media strategy.

Northern Virginia real estate professional Lisa Dubois has always loved making people laugh.

In fact, her hide-and-seek and ASMR-style videos started out as just a fun way to make herself laugh. The clips show Dubois hiding in the nooks and crannies of her listings, showcasing the homes and making viewers laugh at the same time.

And it turns out, others needed a chuckle, too. Over the past three months, several of her videos have gone viral on both Instagram and TikTok, with one hitting over a million views in just one week.

“It has all really just blown me away,” says Dubois, principal at the Chrissy and Lisa Team and associate broker at RE/MAX Distinctive.

Today, Dubois has more than 33,000 followers on TikTok and more than 77,000 on Instagram.

Creating the Dream Team

Dubois credits her videos’ success to a solid creative partnership with Eric Cruz, owner of Idea Therapy.

“I have a very dry sense of humor, and I was trying to figure out a way to make funny videos for my page,” she says.

Dubois was introduced to Cruz by William Rapauno, title representative with Pruitt Title, and they immediately hit it off.

“Eric is hysterical and very creative,” Dubois notes. “It’s just fun and that’s exactly what I was looking for.”

Ever since, they have met once a month to brainstorm and film videos for that month’s content.

“We bring ideas. He brings ideas and over about five hours, we usually shoot eight to 10 videos,” Dubois says. She then releases about two or three videos a week on her Instagram and TikTok pages.

“I look forward to my video day each month,” Dubois says. “I like reading the comments and just making people laugh.”

Real Estate in a Digital Era

A 20-year veteran in the real estate industry, Dubois also has a passion for helping people find their perfect home.

“I like to look at it like I’m a matchmaker,” Dubois says. “It’s meeting people, getting to know them and finding their match.”

A true extrovert, Dubois says she gets energized through the process of working with people. “It truly fills my bucket,” she says. “I love the people. I love the houses. Every experience is a little different, and I love that.”

While the formula of buyers and sellers remains the same, Dubois says real estate is like an ever-changing puzzle.

“The pieces and shapes change, but it is still a pretty personal business no matter how you shake it,” Dubois adds.

Using Social Media for Good

Having a strong online presence is important for realtors in the new digital era. By the time someone walks into a home, they’ve likely already done their research.

“Social media presence is really for exposure and awareness,” Dubois says. “Your digital game and online presence has to be big.”

Through creating fun content that reaches a lot of people, Dubois is able to get her videos out to a larger audience. And she hopes to use the growth of her social media pages to help bring attention to important local causes in addition to showcasing available real estate.

She plans to highlight her favorite local businesses or fundraisers once a month on her page, most recently shedding light on Bishop O’Connell High School’s Super Dance — a 12-hour dance-a-thon that raises awareness for cystic fibrosis.
