In the Northern Virginia and Washington, DC region, development projects are consistently popping up, ranging from multifamily townhouses to entire neighborhoods. And while it seems like new properties are easy to come by, the actual approval process can take anywhere from a few months to several years.
As we look ahead to 2020, we’ve gathered a few of the most highly-anticipated projects that are expected to open and break ground next year. From fully furnished living units to massive, tech-focused proposals, here’s what to expect from development projects in the city of Alexandria, Loudoun County and Fairfax county.
Array West Alex
Available for rent Dec. 1
Housed atop a Harris Teeter grocery store, this brand new apartment building is opening its doors for renters starting Dec. 1. Array in West Alexandria—located on the corner of Beauregard and King Streets—consists of studio, one- and two-bedroom apartments, as well as several community amenities like a club room with couch and television, fully-equipped fitness center, lobby community bar and more. Campus Commons, LLC
Arriving in 2020
Located next to the Wiehle-Reston East Metro station, the proposed Campus Commons development is coming to fruition following approval from the Fairfax County Board of Supervisors on Oct. 15. The 1.35 million-square-foot project will consist of residential units, office and retail space, and recreation areas. While the development project was initially proposed in 2017, it has since received improvements in overall design, transportation and usage. // Sunrise Valley Drive and Campus Commons Drive, Reston
Isaac Newton Square
Arriving in 2020
As of mid-October, the Fairfax County Board of Supervisors approved a second mixed-use development north of the Wiehle-Reston East Metro station, comprised of eight buildings across 32.14 acres. The proposed neighborhood includes residential, retail and office space, as well as an adjacent athletic field made of synthetic turf, creating a completely new neighborhood. According to reports from Fairfax County, the residential units will include 14% workforce dwelling units, as well as affordable dwelling units. While no date for completion is set, the approval from the Board of Supervisors enables developers to start sketching initial plans for the space. // Isaac Newton Square, Reston
Sterling Meadow Development
To be considered Nov. 19, pending approval
According to documents from the Loudoun County planning commission, a proposed housing development is being considered in Sterling, which would ultimately take the place of a 23-year-old Countryside Regal Cinema. The applicant for the project, Sterling Meadows, LLC, is hoping to create 166 stacked multi-family residences in place of the movie theater, keeping the surrounding retail spaces in tact. While the project was initially submitted in April, 2019, it still does not meet all requirements for land ordinance and building design, requiring another look at the plans on Nov. 19. // Regal Center: 45980 Regal Plaza, Sterling
The Iconic at the View
Site plan to be submitted in 2020; slated to open 2021
Tysons Corner is officially on track toward receiving the region’s tallest building, reaching up to 600 feet. The project, known as The Iconic at the View, was recently approved by the Fairfax County Board of Supervisors in mid-October, giving president of Tysons-based Clemente Development Company, Inc. Julie Clemente the chance to build the highly-anticipated site. While the project mostly consists of office space, it also set to include up to 1.14 million square feet of residential space, outdoor recreation, a hotel and retail space. According to a recent article from the Washington Business Journal, Clemente’s land-use attorney Antonio Calabrese expects to have the site plan submitted to the county by early 2020. // 1575 Spring Hill Road, Tysons
