Amazon has purchased a 12-acre site from developer JBG Smith for $198 million to become the development site for PenPlace, the second phase of Amazon’s HQ2 in Arlington, Virginia. The site is located at 12th Street South and South Fern in Pentagon City, Virginia.
The proposal for the PenPlace project includes 3.3 million square feet of office space spread across four buildings. There will be three 22-story office buildings with ground floor retail and one destination- and an amenity-focused building, called “The Helix.” PenPlace will also include a 2.5-acre public open space, detached retail pavilions, and underground vehicular access. The project was approved by Arlington County in April 2022.
Metropolitan Park, the first phase of Amazon’s HQ2, is currently under construction. It will include two 22-story office buildings, more than 50,000 square feet of retail space, and a 2-acre public park.
The site for Metropolitan was purchased in 2020 and the development is anticipated to be finished in 2023. The PenPlace phase is anticipated to be finished in 2026. Bethesda, Maryland-based developer JBG Smith remains the developer for both phases.
