The Prince William County Board of Supervisors voted to allow the development of a 100-room hotel, larger than what was initially approved, in Innovation Park, as part of the development of the entertainment and dining venue Farm Brew Live.
In 2022, the board allowed Patriot Properties Group to purchase 5.65 acres of land — following an initial purchase of 3.5 acres in 2018 — with the intent to develop a canning and distilling facility and a 60-room boutique hotel at the park, located at 9849 Discovery Blvd., Manassas.
After the sale was approved, Patriot Property Group later requested an amendment to the agreement, which originally limited the hotel to 60 rooms, in order to expand it to 100 rooms. The planning commission held a public hearing on the topic in September, then the Board of Supervisors held a meeting on October 24, where the board approved the change.
Patriot Properties Group is a subsidiary of Silva Holdings, which purchased 6.5 acres and a barn at the site in 2016 to develop Farm Brew Live, a 12-acre campus that holds 2 Silos Brewing, The Black Sheep Restaurant, and more dining and entertainment venues.
This new hotel and distilling facility are part of a $25 million plan to expand Farm Brew Live, according to InsideNova. County documents estimate that Farm Brew Live attracts 34,000 guests per month from as far away as New York, North Carolina, Pennsylvania, and West Virginia.
“The increased number of hotel rooms is required to attract an upscale hotel brand and bring economies of scale to the hotel that make the hotel financially viable,” according to county documents. Financial models show that a 60-room hotel would not cover the operational or debt-service costs to run the hotel.
Two acres of the property will be assigned to NLT Hotel, LLC, to develop the hotel. With the 100-room model, the hotel is expected to bring between $4 million and $6.1 million in new tax revenues over the next 10 years.
