This Northern Virginia Zip Code Shows the Highest Home Appreciation in 2026

See which NoVA areas have had the largest increase in median home prices this year.

There’s good news for many Northern Virginia homeowners. Many area homes are continuing to appreciate in value at a strong rate.

A new compilation of Bright MLS data by Urban Turf shows the areas that have seen the largest percentage increase in median home prices this year. In order to qualify for the report, a zip code had to record at least 25 sales from January through August.

The 22209 zip code located in the Rosslyn section of Arlington saw the largest percentage increase at 56.4%. The median 2026 price for the zip code was $744,900 as compared to $476,250 in 2025.

Urban Turf’s report stated, however, that the “increase overstates things a bit.” It notes that “the average condo price was up 12% (almost $80,000) with new condo sales likely propping up the increase. The number of sales rose 18%, and cash buyers accounted for nearly half of all deals.”

Other Top Performing NoVA Zip Codes

Alexandria’s 22307 zip code ranked No. 2 with a 44% increase in appreciation. The medium 2026 price is $785,000 versus $545,000 in 2025. “This increase was largely the result of detached home sales increasing 31% year-over-year while condo sales slipped,” Urban Turf said.

Vienna’s 22180 was No. 3 with a 19.8% increase. The report notes that this increase was “driven by large detached homes, which made up nearly 80% of sales. Homes there sold at an average of 100.1% of their original list price, the only zip code on this list where homes were regularly selling for above asking price.” 

McLean’s 22101 saw a 17.1% percent increase. “A third of the zip code’s 290 sales closed at $2.5 million or more, and 40% of buyers paid cash,” the report said.

The 22201 zip code of Ashton Heights in Clarendon had a 15.7% increase. In this zip code, “the median rose 16% to $726,250 across 308 sales, the most of any zip code on the list,” Urban Turf noted.
