Developer JBG Smith has submitted new plans to the City of Alexandria to develop a mix of multifamily homes, townhouses, and affordable housing units in Potomac Yard. Altogether, the plan would create more than 750 new housing units in the neighborhood where the failed Monumental Sports arena was once proposed.
“The region is in desperate need of new housing,” said Taylor Lawch, senior vice president of development at JBG Smith. “Our proposal seeks to provide a healthy mix of rental, for-sale, and dedicated affordable housing options for those who wish to call Potomac Yard home, no matter their budget or household size.
In addition, this plan will generate significant additional tax revenues that will be used to help pay for the new Metro station at Potomac Yard, while also maintaining and strengthening the quality of local resident services.”
These new housing units would take over four vacant lots in the area that cover approximately 8 acres of land altogether.
- On Landbay G, Parcels E and B, there would be two seven-story buildings with a total of 550 multifamily residential units.
- On Landbay G, Parcel G, there would be 100 units of dedicated affordable housing.
- On Landbay H, there would be 116 single-family townhomes — 80 units of 16-by-42 feet and 36 units of 20-by-42 feet.
The proposed lots are south of the Potomac Yard-VT Metro Station and located near Amazon HQ2 and Virginia Tech’s new Innovation Campus, which will officially open in early 2025.
Lawch says JBG Smith is looking forward to beginning Alexandria’s review process and “engaging with members of the community.”
There will be an introductory community meeting to discuss the new plans on December 16 at 7 p.m. in the Paris A Conference room on the seventh floor at the American Physical Therapy Association’s Headquarters, located at 3030 Potomac Ave., Alexandria. This will be the first of several meetings during the entitlement process.
